Aldar unveils 450 new townhomes for Emiratis

Aldar Properties has announced the launch of 450 townhomes exclusively for UAE nationals at Al Deem, a family-oriented community northeast of Yas Island. Sales will officially open on 12 September.

The new release forms part of the wider Al Deem masterplan, formerly known as Balghaiylam, and is designed to combine modern convenience with traditional Emirati values. Each three- and four-bedroom unit prioritises space and comfort, featuring a majlis and multiple entrances to ensure privacy and flexibility.

In a first for the UAE, 26 live-work homes will also be included in the launch. These three-bedroom residences integrate commercial space on the ground floor with private living quarters above. Positioned along the community’s main pedestrian pathway, they are designed for entrepreneurs and creatives to establish small businesses such as cafes, art studios or boutique stores, supported by zoning laws that allow mixed use.

The homes are the seventh cluster of the Al Deem development, which already includes more than 1,700 units across six phases under Abu Dhabi’s national housing programme in partnership with the Abu Dhabi Housing Authority. The latest release offers Emiratis the chance to live near relatives who purchased earlier properties, reinforcing the community’s family-focused vision.

Aldar has emphasised sustainable design across the new cluster. Homes are configured to optimise natural ventilation and daylight, reducing energy consumption. Facades blend a variety of textures and detailing, enhancing the architectural identity of the neighbourhood.

The community is planned around pedestrian-friendly streets and green spaces. Residents will have access to parks, walking and jogging tracks, and an 8.2km cycling loop that encircles the development. Other amenities include a mosque, schools, health centre, community hub, retail and dining outlets, and sports facilities such as an equestrian centre, outdoor gym, and courts.

Connectivity has also been prioritised. Two new bridges will link Al Deem directly to Yas Island, providing residents with quick access to entertainment destinations such as Yas Mall, Yas Marina, Ferrari World, and Yas Waterworld. Proximity to Zayed International Airport ensures a short commute for frequent travellers.

Aldar’s chief executive has said the project reflects both demand for high-quality national housing and the company’s commitment to building communities that balance tradition with innovation.
