Azizi Developments has announced the launch of Azizi Wares, its latest freehold residential and retail project in Downtown Jebel Ali, Dubai. The development, strategically located next to Jebel Ali Free Zone (JAFZA) and the Middle East’s largest port, aims to attract investors and end-users seeking both connectivity and lifestyle convenience.

The new project offers a mix of studios, one-, two- and three-bedroom apartments, alongside a curated selection of retail outlets. The residences have been designed with modern interiors and contemporary finishes, while the wider community incorporates amenities tailored to families and professionals.

Facilities at Azizi Wares include swimming pools for adults and children, separate gyms for men and women, a private cinema, a gaming lounge, a clubhouse, multipurpose hall, children’s play area, ample parking, and 24/7 security.

Farhad Azizi, Group CEO of Azizi Developments, said the project reflects the company’s vision of shaping Downtown Jebel Ali into a prime hub.

“Downtown Jebel Ali has quickly emerged as a hub for global business and modern living. With Azizi Wares, we are introducing a development that embodies connectivity and convenience, and that reflects our vision for Downtown Jebel Ali — shaping communities where contemporary living meets opportunity,” he said.

The location offers direct links to Sheikh Zayed Road and the Dubai Metro, ensuring residents have quick access to the city’s major business, leisure and retail centres. Notable nearby destinations include Dubai Marina, Jumeirah Beach Residence, Expo City Dubai, Ibn Battuta Mall, Al Maktoum International Airport, and Downtown Dubai.

Azizi Wares is also surrounded by more than 100 Fortune Global 500 companies, reinforcing its appeal to professionals working within one of Dubai’s most dynamic commercial corridors.

The announcement comes as Downtown Jebel Ali continues to grow as a business and residential destination, buoyed by its strategic location between Dubai and Abu Dhabi. The area has seen increased demand from multinational companies as well as from Dubai residents seeking accessible and affordable communities linked to major transport and business hubs.

Azizi Developments has positioned itself as one of the UAE’s leading private developers, with a portfolio spanning residential, commercial and hospitality projects. The company said Azizi Wares reflects its commitment to “delivering lifestyle-enhancing communities” in line with Dubai’s wider urban development strategy.

Interested buyers and investors can visit Azizi Developments’ Sales Gallery on the 13th floor of the Conrad Hotel, Sheikh Zayed Road, Dubai.
