Dubai-based real estate developer Ellington Properties has announced its expansion into Dubai South with the launch of Windsor House, its first residential project in the emerging district. The move signals Ellington’s commitment to supporting Dubai’s next phase of urban growth through its distinctive design-led development approach.

Located near the future site of what will be the world’s largest airport, Al Maktoum International, and adjacent to the evolving Expo City Dubai, Dubai South is fast becoming a key destination for infrastructure, innovation, and sustainable living.

“Dubai South aligns with Ellington’s vision to develop within communities that are not only growing but are being thoughtfully designed to support long-term lifestyles,” said Joseph Thomas, Co-Founder of Ellington Properties. “Our entry into this district reflects our belief in its potential to become a key residential and commercial destination in Dubai.”

The newly launched Windsor House will be located in Dubai South’s Residential District, offering a range of studio to three-bedroom apartments. The development prioritises community wellness, with amenities including adult and children’s pools, a Pilates studio, outdoor yoga decks, landscaped gardens, and dedicated play areas. Social spaces within the project have been curated to enhance both family life and neighbourhood interaction.

Dubai South itself is undergoing rapid transformation. Designed with a focus on smart urban planning and connectivity, it features direct access to key highways and transport networks. The district is being positioned as a future-forward hub for business, aviation, and residential communities, supported by major infrastructure developments.

The launch of Windsor House comes at a time when the UAE government is actively encouraging homeownership, particularly among first-time buyers. The development is part of the country’s First-Time Home Buyer Programme, offering flexible payment options and additional support for individuals transitioning from rental housing to property ownership.

Ellington’s design-first philosophy has earned it multiple industry awards in recent years. Its projects are known for blending architecture with functionality and community wellbeing. With Windsor House, the company seeks to replicate this success in a district that represents the next generation of Dubai living.

Dubai South is not only a logistical and commercial hub but is also emerging as a residential nucleus built on sustainability and innovation. Ellington’s entry into the area aligns with this vision, offering modern, intentional living spaces that support a long-term lifestyle shift.

As Dubai continues to diversify its real estate landscape, projects like Windsor House underscore the growing demand for smart, human-centric housing that combines design, convenience, and strategic location.

With construction already underway, Ellington expects Windsor House to open doors to its first residents by late 2026.
