MAG Launches Riviera Heights in Jordan’s Marsa Zayed

MAG Group Holding, the multinational real estate developer based in the UAE, has officially launched Riviera Heights—a landmark luxury residential project set within Marsa Zayed, Jordan’s largest mixed-use waterfront development. This move signals the beginning of major construction activity in the ambitious Red Sea coastal destination.

The Riviera Heights project will feature four 35-storey residential towers, spanning 51,000 square metres, and offering over 1,250 seafront apartments. Located on the southern edge of the Marsa Zayed development zone in the city of Aqaba, the complex is designed to attract both international tourists and long-term residents with its promise of high-end coastal living.

Speaking at the launch, MAG Group Holding’s founder and chairman, Moafaq A. Al Gaddah, said, “Riviera Heights captures the true essence of Jordan—its warmth, heritage, and culture. We are breathing new life and economic vitality into Aqaba by creating vibrant spaces that foster genuine connection to its extraordinary Red Sea coastline.”

The launch also marks a milestone partnership between MAG Group and Abu Dhabi-based AD Ports Group, which is jointly developing the Marsa Zayed project. Under the partnership, Marsa Zayed is envisioned as a transformative investment in Jordan’s tourism and real estate sectors, spanning over 320 hectares and redefining Aqaba’s skyline.

Captain Mohamed Juma Al Shamisi, Managing Director and Group CEO of AD Ports Group, highlighted the strategic value of the development. “We welcome the launch of Riviera Heights, which marks the official beginning of construction in Marsa Zayed, the Red Sea’s newest and most exciting tourism and residential development,” he stated. “Under the wise guidance of our leadership in the UAE, AD Ports Group and MAG Group Holding are making a strategic investment in Jordan’s economy that will bring long-term jobs and economic growth to a region defined by its unique natural coastal beauty.”

Construction on Riviera Heights is now underway, with handover of completed units expected by the first quarter of 2028. The towers will be located adjacent to the first-phase infrastructure of Marsa Zayed, which already includes plans for a marina, beachfront hotel, serviced apartments, a yacht club, and the Old Souq, a traditional-style marketplace featuring 50 retail outlets.

Marsa Zayed itself is considered Jordan’s flagship tourism project and one of the Middle East’s most ambitious coastal developments. With 1.2 kilometres of beachfront, the site aims to rival international seafront destinations through a mix of hospitality, leisure, residential, and commercial offerings.

Riviera Heights is the first of several projects expected to rise along the shores of the Red Sea under the Marsa Zayed masterplan. For Jordan, this project represents a strategic leap in expanding its tourism footprint, creating thousands of jobs, and solidifying Aqaba’s future as a regional hub for luxury living and seaside tourism.
