Terralogix Logistics Park Launches in Northern Dubai

A new large-scale logistics development is set to reshape the industrial landscape of Northern Dubai, with the official launch of Terralogix — the emirate’s largest privately owned logistics park. The project is a joint initiative between UAE-based firms Dutco and Sweid & Sweid, and forms part of Dubai’s broader ambitions to become one of the world’s top five Grade-A logistics hubs.

The 3.3 million square foot logistics park will be developed in Warsan, a strategic location in Northern Dubai, offering direct highway connectivity and convenient access to the city’s airports and seaports. The site is expected to become a critical node in Dubai’s evolving supply chain network.

According to the developers, Terralogix is not only notable for its scale but also for its flexibility. The park’s modular layout and customisable leasing options are designed to accommodate a wide range of business needs, from regional distribution hubs to last-mile delivery centres. Tenants will be able to scale operations, expand warehousing, or design bespoke logistics facilities tailored to their specific operational demands.

Maher Sweid, Founder and Managing Partner of Sweid & Sweid, said the development combines the strengths of both partnering firms.

“Terralogix will be delivered by Dutco and Sweid & Sweid — two UAE-based companies with deep roots and complementary expertise. Dutco brings decades of experience across sectors such as construction, real estate, and oil and gas, while Sweid & Sweid has a proven track record in delivering institutional-grade assets. Together, we’re developing a landmark project that aims to shape the next chapter of Dubai’s industrial sector.”

The launch of Terralogix comes at a time when demand for logistics space is rising sharply in the emirate, driven by e-commerce growth, trade diversification, and infrastructure investment. While much of Dubai’s logistics infrastructure is currently concentrated in the southern regions near Jebel Ali and Dubai South, Terralogix aims to address a clear geographic gap by serving clients in the north.

Nelson Gibb, CEO of Dutco Group, framed the project as a timely response to the goals outlined in Dubai’s Economic Agenda D33, which seeks to double the size of the city’s economy by 2033.

“Logistics and trade are central to Dubai’s economic transformation. Terralogix responds to a growing need for new industrial capacity, offering scale and access in a region that has seen limited development of this kind. It’s built for today’s demand and tomorrow’s opportunity,” he said.

Phase One of Terralogix is currently under development and is scheduled for completion by Q3 2026. The developers have also announced the opening of pre-leasing, inviting logistics and industrial operators to secure space early.
